We spent nearly a week getting the rental back together.
Expenses:
Food: I made nearly all the dinner meals, lunches and snacks except for the second day and the way home. 100 dollars for 2 dinners out for 4 people. We had breakfast at the hotel.
Lodging: 400 dollars
Building supplies: 800 dollars
Cleaning suppiles: 20 dollars for gloves, paper towels, and my homemade cleaners.
Cleanup: We decided not to get a dumpster this time. Our tenant had left a pile of trash. The trash company refused to pick up the tenant's trash. I demanded they take the dumpster that was there. We rented a uhaul pickup for 50 dollars a day. Dumping is free at the town dump.

Finding a tenant 10 hours.
Lease writing 1 hour
Clean up time for a rental that was supposed to be totally clean and returned to me in the condition that the property was given. Nope, not even close. We spent 8 hours a day for 4 days to clean the upstairs. We spent 6 hours cleaning the basement. 40 hours cleaning the entire house. We spent 5 hours hours cleaning the yard. Mind you, I needed to teach the children as well.
