It has been a busy week prepping for yet another bad tenant cleanup. I need to settle for sleep. I put the laundry in and ran the dishwasher. I made myself mint tea. We will be back on track for slow living. I did my brain dump list for tomorrow. The dog needed to be fed and watered. I texted everyone to let them know we made it home. We were on the road for 12 hours.
On this trip, I interviewed very strange people. I met a few political extremists. The sense of entitlement surprised me. I had one gentleman curse me out because I didn't rent to him. I was clear with everyone that I was making a decision that day. The gentleman said he would be back with his wife at 2, however, he shows up at 4:45 expecting me to rent the house to him. I told him that I was making a decision at 3 to the person who checks all the boxes. He didn't do his background check, he was late, and he was rude. Another potential tenant was talking to my husband and heard the other potential tenant cursing at me. My husband told him to apologize and get off the property.
I did come up with a solution to being a long-distance landlord. We finished a small apartment /shop space for a local artist. He will oversee the property, pay us additional rent and be there for minor repairs.
I don't intend to be a problematic property manager in the community. I have made it clear that we are not a social services agency, we are a business. We had another young family who was very rude. I immediately asked them to leave. If you cannot pass the attitude test at the beginning, we do not want that tenant. I told my husband that people always tell you who they are at the first meeting. I do three interviews with each tenant, do a background check, credit check, employment check, request 5 references, and now a heavy deposit.
So, I was able to increase the rent of the rental, and create additional rental income from the same property. We know this person renting the shop well. I decided to bring it up the idea of renting the shop/apartment to my husband. He decided it was a good idea for the rent person.
Now, the dog is settled, I have enjoyed my tea and I am off to bed.
