This is one that I struggle with. My husband and I have a saying. When do you know when tenants are telling the truth? When, their lips aren't moving. I am a pretty good judge of character and I can tell when someone is lying to my face.
This move-out really agitated my husband and more than it did me. I have always wanted people to feel at home in our rental, but not too at home. Our last tenant changed the keys to the property, damaged the property, lied about things, broke our agreement, and called me this morning to curse me out. After getting home at 11 p.m, and I had completely unpacked the car, so I was pretty tired at 5 a.m. this morning. I didn't engage with her. She has no idea that I filed a small claims case at the district court before I left. I have videos, still photography, and a contractor estimate for the damages. Filing this court is absolutely necessary to keep our life in order.
Surprisingly, we have a court date already. The property is in a very landlord friendly state. I also have a appointment to meet with the town to discuss helping landlords provide a safe, affordable place to live. We are providing a home for a 1,000 dollars under the going rate for a similar property. We pay dearly for property taxes.
So, I digress, how not to be bitter about lousy tenants. Well, I rant and rave about the tenants while I am doing clean up and I really rant and rave. I have legal recourse is the best way to settle the score. No one has the right to damage a rental property. So, I will not think about this tenancy again until we go to court over Zoom. I do not give my cell phone number out to tenants. I use a magic jack number with a area code from the rental state, and I have a business post office box. I change the number for each tenant for a charge of 10 dollars. I also delete that email account that I use with that tenant. So, I discussed with my husband that we are done with the fustrations from this tenant. This has been a tough rental year. We had two turnovers in the main house this year. We had a very rough vacation before this trip and we were stressed.
So, the next couple of days, we are going to relax and enjoy being home. My husband and I going out to dinner tonight while the kids go to a movie.
