| Homemaking in the Dunes Nov 26 | Life needs to be enjoyed in even the leanest times. Not everyone's sense of lean times is the same. I consider our family to be in lean times when we have expenditures of more than 2500 dollars at the rental house because it is not our home. These repairs do not benefit my day to day living. I resent putting money into the house because renters are very much like unruly children who wreck everything. I recieved a call this morning from the Mormon Bishop inquring about our rental. He had noticed it had been empty for a couples of weeks. I informed him that it was rented. He went on further, I should consider renting to one of his parisoners for 700 dollars. I thanked him for his interest. No one is going to rent a 3 bedroom house for 700 dollars a month. We are not a social services agency. At the end of the day, we are a business. Christmas expenses have already been covered. Our expenses are going to be the basics this month to rebuild savings. We will recoup the losses from the last tenant through the courts. The average court case usually costs us 200 dollars to file and serve. It takes about 10 hours of my time. I have used the court system three times with this property. Two evictions, one property damage case, this case will be our fourth. Our case is Wednesday over Zoom. It was stepped up a week. I have video of the damages, the lease, the broken lease agreement, and the pictures of the damages. Our next goal is to buy an duplex in Maine. We plan to have a long-term tenant on one side. AIR BNB the other side. This way when we come home to visit, we have a landing place. This will be our fourth rental.
