| Homemaking in the Dunes Dec 3 | We are home enjoying coffee. Last night, I washed the clothing, the dishes and water bottles from the trip. Two hours later, everything was as right as rain. I am hoping the rental doesn't have further issues. I have found it is the area that is problematic. The last tenant didn't consult his wife. She had told him that she wanted to be in the city. The rental is RURAL. Intially, I thought that the cockroaches had come in on their boxes until the Orkin worker sent me a picture of the fridge. Our applicances are stainless steel. Their fridge was white. We immediately removed the fridge. I was livid because our fridge was not there. It turned out they had moved it to the basement. This was the strangest tenant we have had, they are from the Ruby Ridge area. I always have a service person come in to be my eyes when I can't be there for movein. This was a saving grace. Orkin thinks we caught the problem before it becomes an infestation. Bedbugs and cockroaches are travelers, they come in with people. It is always the landlord's repsonsibility to treat these issues. The tenants' responsibility is to inform the landlord of issues and keep their house clean. I drill into my tenants that they must notify me of any problems. This is why I always photograph every inch of the house before and after tenants move in and out. The one good thing about having to return so soon, I was in town for our court case with our last tenant who broke their lease came up early Friday. We won our case. The tenant wrote us a check for the damages that far exceeded her security deposit. I was pleased that the judge took the time to scold her. Surprisingly, despite the fact, I AM SUCH A STRICT property manager, we have a good reputation in our rental community where affordable housing is hard to find. We were also reimbursed for the ALL expenses of having to attend to issues of her neglect. SO, the money we had spent related to the first trip last month are back into our savings. We also billed the tenant for breaking their lease. I am done having my time wasted. Absolutely done with it. It is a business we are running. We have been known to rent the back 40 to people who needed a place to live in a RV when they have been in crisis through no fault of their own. We had a family who had lost their house and needed to stay in an RV. The town called me and asked if I could accomdate them. The town manager warned them that I was a tough property manager.
